More Lacey listings are giving buyers room to negotiate
The biggest shift in the Lacey market right now is more homes to choose from. In ZIP 98516, the Real Estate Data Aggregator counted 139 homes for sale in the three months ending July 31, 2026. That is up 75.9% from the same period a year before. More supply means buyers can slow down, compare, and be more careful on price.
That shift is not just local. Redfin reported that 24.3% of sellers in Seattle cut their prices as of September 30, 2026. Mortgage rates crossed 7% in late September for the first time since January 2025, according to Realtor.com. Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. Higher rates slow buyers down, and that gives sellers less room to hold firm on price.
ZIP 98516: the most change
This is where the numbers moved the most. Homes took a median 23 days to sell, according to the Real Estate Data Aggregator. That is 10 days longer than the same period in 2025. The median sale price came in at $567,000, down 6.4% from a year before. Fewer homes sold above asking: 22.8% did, down 5.2 points from last year.
ZIP 98513: more time, more options
The Real Estate Data Aggregator counted 189 homes for sale in ZIP 98513, up 46.5% from a year before. The median sale price was $520,000, up just 1%. Homes took a median 25 days to sell, which is 14 days longer than the same period last year. Only 33.8% of homes went under contract within two weeks of listing, down 12.9 points from a year before. Buyers have more time to think.
ZIP 98503: still moving fast
Not every part of Lacey slowed down. In ZIP 98503, the Real Estate Data Aggregator counted a median 8 days on market, unchanged from a year before. Half of homes went under contract within two weeks of listing. The average sale came in at 100.6% of list price. That said, the median sale price dipped slightly to $495,000, down 1% from last year. Fewer homes sold above asking: 33.7%, down 1.3 points.
ZIP 98506: less inventory, prices up
ZIP 98506 tells a different story. The Real Estate Data Aggregator counted only 60 homes for sale, down 25% from a year before. The median sale price was $614,500, up 4.6%. With less supply and 45.1% of homes going under contract within two weeks, this part of the market stayed competitive. Months of supply was 2.1, the lowest of any ZIP in this report.
How the four ZIP codes compare
What rates are doing to all of this
Freddie Mac reported a 30-year fixed rate of 7.28% and a 15-year fixed rate of 6.60% as of October 1, 2026. Redfin noted that mortgage rates were sitting above 7% as of September 30, 2026. The National Association of Realtors reported that the months of supply of homes for sale nationally reached 4.9 months, the highest level in over ten years. That national picture lines up with what the Real Estate Data Aggregator shows in parts of Lacey: more homes, slower pace, and less pressure on buyers.
