Best to Worst: How Fast Homes Went Under Contract Across the South Sound

Over the twelve weeks ending August 30, 2026, the territory's median sold price reached $532,500 and homes sold at a median 100% of list price, but the pace of getting to contract split the map wide open.

Across the South Sound this summer, the price a home fetched and the pace it moved at told two different stories.

The territory-wide numbers were steady enough. Homes sold for a median $532,500 over the twelve weeks ending August 30, 2026, based on MLS sold data. Sale-to-list held at a median 100%, meaning the typical home closed at what it was asking. Median days on market for the territory came in at 54 days.

But steady territory totals hide a lot when you break the map apart. Ranked by median days to pending, the fastest and slowest ZIPs in this territory were not close.

Tacoma sat at the front of the pack. The median days to pending there ran about 38 days, the shortest wait to contract anywhere in the territory this period.

At the other end of the board, one of Lakewood's two ZIPs told a very different story. Median days to pending there ran 80 days, the slowest number anywhere in the territory this period.

That gap matters because both places sit inside a single buy box, watched by the same buyers and sellers deciding where to look. Whatever pace one part of this region is setting, it does not mean the rest is setting the same one.

The middle of the ranking is where most of the territory actually lives, and it is a wide middle. Some ZIPs moved nearly as fast as Tacoma, several clustered close together in the low-to-mid fifties, and a handful ran slower, into the sixties. None of that is one story. It is several, sitting inside one report because they share a metro.

One of Lacey's ZIPs ran about 47 days to pending this period, close to the middle of the pack.

One of Olympia's ZIPs ran near 43 days to pending, among the faster readings in the territory, while others carrying the same city name ran slower. Olympia, like Lakewood, is not one market on this measure. It is several ZIPs that happen to share a name.

Here is the part that should give a homeowner pause. Lakewood is not one market either. The ZIP that ran 80 days to pending sits a few miles from another Lakewood ZIP that moved in about 50 days, much closer to the middle of the pack than the bottom. Same city name. Very different waiting rooms.

What that means depends on which side of the transaction someone is on, and it depends on the ZIP, not the metro. A seller in a slower-moving ZIP should plan around that ZIP's own pace, not a regional median that does not describe it. A listing that takes longer to reach contract in that market is not underperforming against a headline number that never applied to it in the first place.

A buyer working in Tacoma should expect the opposite: less room to sit on a decision. A property that might linger for two months elsewhere in the territory can be gone before a buyer in the slower ZIPs would have finished thinking it over.

The next thing worth watching is whether the Lakewood split holds or narrows. A gap this wide inside one city name usually means something is different between its two pockets, whether that is what is currently listed or something else this window cannot isolate. Either way, the number to track next period is the same one used here: days to pending, ZIP by ZIP, not blended into a metro figure that can hide a split exactly like this one.
